The following Microsoft Excel files are powerful tools that 
can effectively help you manage your personal finances. 
Each file can be quickly downloaded for your use.
(Your computer must be running MS Excel 97 or later to utilize them!)

1. Financial Calculator - Download Now

This template contains 10 common financial calculations. Most are self explanatory.
A few need further explanation. Future Value of an Annuity -- the future value of a
series of periodic investments of an equal amount. Annuitizing a Future Amount
-- the equal periodic payments that you could withdraw from an investment. After
Tax Real Rate of Return on Investment -- the annual return on your investment after
taxes and inflation have taken their share. Tax Free Equivalent Yield -- converts a
taxable return to an after tax return. Taxable Equivalent Rate for Tax Free Yield --
converts a tax free yield, such as that of a municipal bond, to a taxable yield - so
that you can comparison shop for yields.

2. Household Inventory - Download Now

Inventory your household possessions on this template for insurance purposes.
File the completed inventory in your safe deposit box or at your office. Update
yearly or more frequently to reduce the risk of loss from under-reporting.

3. How Big Is Your Estate? - Download Now

Use this template to estimate the size of your estate.  Your gross estate includes
the value of the property that you own when you die. It also includes one half of the
value of the property jointly owned with your spouse, life insurance proceeds in
which the insured has any incidents of ownership at the time of death.

4.  Important Documents - Download Now

Use this template to list all important documents used in your personal affairs. The
completed form can assist someone, like a spouse, guardian, or executor to take
actions such as the filing of insurance claims, wills, tax returns, and estate
settlements.

5.  Life Insurance Needs Analysis - Download Now

This template estimates the additional  life insurance needed. It assumes that
in the event of the death of a 'breadwinner" the debts will be paid, a fund will be
set up to shore up any current cash flow deficit, and that dollars will be invested
to provide education funds for children (4 years of post secondary education). 
The Life Insurance Needs Analysis template assumes that 75% of the pre-death
living expenses will be needed by the survivors.

6.  Loan Calculators - Download Now

This spreadsheet contains eight calculators you can use to make personal
financing decisions. Here are brief descriptions:
Loan Payments - Calculates the monthly loan payment necessary to amortize
a simple interest loan.
Payoff Amount - Calculates the principal balance owed on a loan based on the
number of principal and interest payments that you have already made.
Add-On Interest - Calculates the monthly payment on an add-on interest loan.
Single Payment Discount Loan - Calculates the one payment of interest
and principal that you need to make at some future date.
Effective Rate - Calculates the annual cost of a loan based on its contract
rate, points, and loan term.
Balloon Payment - Calculates both the monthly payments and the final balloon
payment of this type of loan.
Loan Consolidation - Calculates the loan payment you would make if you
decide to consolidate several of your loans and debts into one loan.
Refinance Calculator - Calculates the monthly payment and the months to
break-even on a refinance loan.

7. Personal Budget - Download Now

This template is used for your personal financial planning. It includes many
categories of income and expenses and can be customized to suit your needs.
Enter annual figures into unlocked cells on the template. Monthly figures and
percentages are calculated automatically. The line item descriptions are
unlocked, so you can change any description by simply typing over it.

8. Spending Tracker - Download Now

This spreadsheet helps you keep track of your spending. Examine your
checkbook, credit statements, and personal files. Estimate annual expenditures
in each category. One time-saving feature of this spreadsheet is that common
spending categories such as housing, food, vacation, medical, entertainment,
and transportation have been identified along with detailed subcategories.

9. Vacation Budget - Download Now

Use this budget to compare the amounts you expect to spend for a vacation and
to record what was actually spent, making the next budget easier to create. You
can also use this worksheet to compare the fully loaded costs of several vacation
alternatives by storing each as a scenario. Simply enter data in the Budget and
Actual columns of the form. The worksheet will automatically calculate the
variance.

10. Where Does Your Money Go? - Download Now

Use this template to set a personal disposable income goal. It will help you get a
handle on expenses. Enter all data in unlocked cells in the template. The
 template calculates percentages from the data you enter.
